Brickell Bay Boardwalk | Brickell

A retail and restaurant project on the bay across from the Mandarin Oriental hotel on Brickell Key is under construction and expected to open by the first quarter of next year.

Listing brokers Fabio Faerman and Sebastian Faerman are working with an undisclosed steakhouse to take the mezzanine level, totaling 11,000 square feet.

The project, at 801 Brickell Bay Drive, will have 27,000 square feet of space. Triple net asking rents are $96 per square foot, and retail units range from 5,411 square feet to 13,437 square feet, Sebastian Faerman said.

The project will also be accessible by boat, he said. The space will be turned over to retail and restaurant tenants in about two months.

Black Lion Investment Group of Beverly Hills owns the space, which is at the Four Ambassadors. The company bought the commercial units in 2016 for more than $10 million, according to property records.

Former tenants include Brazilian eatery Porcao.
