“Chicken Soup for the Soul” publisher sells Deerfield Beach building

HCA bought the office building for about $124 psf

UPDATED, Aug. 14, 2:14 p.m.: The publisher of the popular book series “Chicken Soup for the Soul” sold a commercial property in Deerfield Beach for $12.9 million.

Health Communications, a company managed by publisher Peter Vegso, sold the roughly 104,000-square-foot building at 3131 and 3201 Southwest 15th Street to a subsidiary of Nashville-based HCA Healthcare.

The building, on two parcels of land, sold for $124 per square foot, records show. Vegso initially purchased the larger of the two parcels in 1998 for $2.6 million. HCA subsidiary Integrated Regional Laboratories will occupy the building.

Douglas Mandel and Tyler S. Kuhlman of Marcus & Millichap were the listing brokers. Anthony Brunetti and Tom Adams of Florida Medical Space represented the buyer.

HCA is one of the largest healthcare operators in the country. The company owns and operates 185 hospitals and about 2,000 sites of care, including surgery centers, free standing emergency rooms, urgent care centers and physician clinics in 21 states and the United Kingdom, according to its website.

In 2017, HCA bought a shopping center in Davie just west of Nova Southeastern University for $22 million, property records show.

Deerfield Beach, close to Fort Lauderdale and I-95, has become a target for commercial and industrial investors.

In February, Brookfield Property Partners bought four commercial properties at Deerfield Beach’s Quorum Business Center for $36.3 million.

In late 2018, Adler Real Estate Partners bought a corporate park at 348-398 and 402-636 Southwest 12th Avenue in Deerfield Beach for $35.1 million.
