UPDATED, Jan. 27, 10:45 a.m.: Asian-fusion concept at 3470 North Miami Avenue | Miami
The partners behind Lung Yai Tapas, Bonding and Ahi Sushi restaurants in Miami will open a new Asian-fusion concept at 3470 North Miami Avenue, The Real Deal has learned. The 2,317-square-foot space is the former site of Gigi and more recently, Mason.

Marc Sirkin of Engel & Volkers Delray Beach, Asi Cymbal of Cymbal Realty represented the landlord and Cris Soares of Brown Harris Stevens represented the tenant.

Sirkin said he and Cymbal also handled a multi-year lease for Reef Technology to occupy an adjacent space at 3452 North Miami Avenue in Miami.

Reef Technology will operate a commissary in the 2,229-square-foot site, preparing a variety of cuisines to be delivered to various retail locations. Sirkin and Cymbal also brought the Beaker & Gray team’s Sylvester bar to the building last year, in the former space occupied by Bardot.

Bistro Cafe | Downtown Miami
Bistro Cafe opened at a Melo Group development in downtown Miami’s Arts & Entertainment District. The Puerto Rican breakfast and brunch-focused restaurant is leasing 4,800 square feet on the ground floor of Art Plaza, at 1352 Northeast First Avenue.

The cafe is owned by Jan Karlo Ruiz and Tamara Perez. At Art Plaza, it’s part of Art Kitchen, a 15,000-square-foot food hall concept.

Mila | Miami Beach

Mila’s rooftop

Mila opened Friday at 800 Lincoln Road in Miami Beach. The third-floor restaurant, with a lounge, mixology bar and rooftop, is owned by Gregory and Marine Galy and helmed by Executive Chef Nicolas Mazier. Mila offers Asian and Mediterranean cuisine, occupying about 13,000 square feet at the Lincoln Road building.

Hutong | Miami
Carmen More of Cervera Real Estate represented Hutong in its lease at 600 Brickell Avenue. Tracy Story Goodson off Elm Spring represented the landlord. The 5,179-square-foot restaurant in Brickell World Plaza opened in November. The lease was signed in 2017, according to Cervera.

Gong Cha | Pembroke Pines
Bubble Tea concept Gong Cha signed a lease for 1,050 square feet at Flamingo Pines Shopping Center in Pembroke Pines. Weingarten Realty owns the shopping center. Gong Cha is expected to open in the second quarter of this year. Nicole Townsend of Weingarten Realty brokered the lease.

Cooper’s Hawk Winery & Restaurants | Dania Beach
Cooper’s Hawk Winery & Restaurants is opening in a 11,155-square-foot space at Dania Pointe on Jan. 27. David Emihovich, managing partner of Katz & Associates, represented Cooper’s Hawk Winery & Restaurants. The project, managed by Spencer Phelps, is owned by Kimco Realty Corp. Newmark Knight brokered the deal.

Sergio’s Cuban Grille & Café | Cutler Bay
Sergio’s signed a lease for 2,640-square-foot space at Cutler Square, at 18800 South Dixie Highway. The 10-year lease comes with two five-year options, according to Arnaldo Cantero III of BGRS Commercial Real Estate Advisory, who brokered the deal.

US Construction is handling the renovation of the 43,000-square-foot building. Sergio’s will have an outdoor patio and the restaurant’s buildout is expected to take about seven months. Asking rents range from $35 per square foot, triple net, to $45 per square foot, triple net, plus common area maintenance of about $7 per square foot.

Terras at Life House Little Havana | Miami
Terras opened at Life House Little Havana, at 528 Southwest Ninth Avenue. The rooftop bar, which also serves vegetable-focused food, will also have a music program and events.

Mitch’s Westside Bagels | Fort Lauderdale
Mitch’s Westside Bagels signed a lease for 2,000 square feet at Motif in Fort Lauderdale’s Flagler Village. Jaime Sturgis and John Brewer of Native Realty arranged the deal. The Weston deli will be on the ground floor of the mixed-use, 385-unit apartment building at 500 North Andrews Avenue. Native Realty is marketing the 25,000 square feet of retail and restaurant space at the project. ArchCo Residential and Bluerock Real Estate Holdings are the developers.

Chuy’s | Pembroke Pines
Chuy’s inked a deal to open its first location in Broward. The restaurant, at 10610 Pines Boulevard in Pembroke Pines, marks the 12th location for Chuy’s in Florida.
