Mindful Capital buys Deerfield Beach industrial complex for $6M

Mindful Capital Group bought a Deerfield Beach industrial property for $6 million.

Delray Beach-based Mindful Capital, through an affiliate, bought the four-building complex at 830 Northeast 41st Court from Lotus Commerce Center, according to a deed.

The 43,500-square-foot complex was built in 1991 on 4 acres, records show. The seller, managed by attorney Ely Levy, bought the property in 2017 for $3.6 million.

Mindful Capital, led by Jeffrey Pechter and Patrick Carney, has bought and built more than 2.2 million square feet of commercial real estate, mainly self-storage, since its inception in 2003, according to its website. It currently has a portfolio worth more than $200 million, with 21 assets under management, according to a press release.

In 2016, Mindful Capital sold 10 Florida storage properties to public real estate investment trust Self Storage Trust II. Self Storage Trust bought the assets as part of its larger $182 million portfolio acquisition.

Mindful Capital in 2019 bought an industrial complex at 6600 Northwest 14th Street in Plantation for $8.8 million.

The group also invests in other asset classes. In 2016, it bought a 313-unit multifamily complex in Dallas, although the price wasn’t disclosed.
