Indian Creek residential plot sold for $21.6M

An 80,000-square-foot waterfront lot on Indian Creek zoned for residential building was sold for $21.6 million on Dec. 3, according to county records.

The buyer of the lot at 4 Indian Creek Island Road was Somerville II Corporation, a British Virgin Islands company. Somerville Corporation also owns the lot at 5 Indian Creek Island Road. Information on that deal was not immediately available.

Alvak Holdings LLC was the seller. Alvak previously purchased the plot earlier this year for the same amount it just sold for. A company tied to the seller, AVK Land Holding, bought the mansion next door at 3 Indian Creek Island Road in 2012 for $47 million. Alvak has 250 Park Avenue, Seventh Floor in New York listed as its mailing address in public records. Attorney Andrey Kaydin is listed as the company’s manager, and who is reportedly known for representing Russian nationals.

4 Indian Creek Island Road was assessed at $12 million from 2012 to 2014, according to the property appraiser. Indian Creek is home to some of Miami-Dade County’s most expensive single-family residences.
