Manhattan’s most active new developments were Downtown, with over 1,1560 contracts entered or closed in 2014, according to Halstead’s first year-end report which tracks new condo developments. The highest contract signed for the area was a West Village condo priced at $3,101 per square foot. Pricing was strong during the year, with an average asking price of $2,757 per square foot in Manhattan, and $1,326 in Brooklyn. While developments for two-bedrooms were most popular in Manhattan, Brooklynites were seeking more one-bedroom developments. A total of 485 contracts were signed for two-bedroom apartments in Manhattan during the year, while 86 contracts were signed for single-bedrooms in Brooklyn.
