L+M Development Partners is a real estate development firm focused on affordable housing. CEO Ron Moelis, who founded the firm in 1984, once characterized L+M's mission as no home runs, no strikeouts. To that end it has eschewed overly risky projects, but it hasn't shied away from typically low-profitability ventures, such as affordable housing, which it got into officially in 1998. L+M was one of the first developers to integrate federal low-income housing tax credits with the city's Vacant Building Program. Since then, L+M has converted former a Navy prison into a Brooklyn affordable housing project and helped to transform Seward Park. In late 2014, it bought a 50 percent stake in almost 1,000 apartments in New York City's public housing projects, with plans to reinvest $100 million in renovations. L+M has grown since the 1980s into an employee-owned firm of roughly 250 staffers, among them a handful of social workers and a community relations specialist. It has business in New Orleans and San Francisco in addition to New York City.
