Rosenberg & Estis is a real estate industry-focused, New York City-based law firm established in 1975 by Gary Rosenberg and Warren Estis. The firms lawyers advise clients on matters such as financing, leasing, entity formation, and purchases and sales for clients of all types and sizes, rezoning, special permits, variances, air rights transfers, zoning lot mergers, and the rent regulation laws governing residential housing. Rosenberg & Estis provided legal services on projects that include One Bryant Park, One World Trade Center, and Four Times Square. The firm also has a litigation group. Rosenberg & Estis has earned the designation of Approved Outside Counsel to the Federal Deposit Insurance Corporation (FDIC). The firm counts the case of Manocherian v. Lenox Hill Hospital among its successes at shaping the law. As a result of that case, the rent stabilization law that penalized the owner of the hospital building was declared unconstitutional, at the expense of the not-for-profit hospital and building occupant. The firms clients include the Durst Organization, Brodsky Organization, Vornado Realty Trust. Landlords and developers represent over four-fifths of the law firms business. Other types of clients include the YMCA of Greater New York, the Museum of Modern Art, and Carnegie Hall. MK
