Privately held real estate management and development firm Walter & Samuels has more than 500 million square feet under lease. Its 36 properties include office buildings, parking garages, and both small and large residential properties. Founded in 1933 by William Walter and Frank Samuels, the firm today provides leasing, asset management, and third-party building services at more than 3 million square feet of commercial office space. One of the driving mottos at the firm is to remain primarily in ManhattanChairman David Berley has said whenever I went anywhere else, I lost moneyand another is to not shy away from condo conversions or other complex transactions. In recent years Walter & Samuels has participated in a number of large-scale transactions, either from a financial or a size standpoint. In 2010 the firm handled the high-profile condominium conversion at 15 Madison Square North, which it had purchased in 2004. In 2013 the firm sold 304 Park Avenue, in one of that years largest transactions, in an off-market transaction.
