Waterman Interests is a privately held commercial real estate investment and operating firm. Founded in 2007 by former Tishman Meyer executive Philip Waterman III, the firm focuses on property-level execution. Among its current holdings are 400 Park Avenue (where Waterman had obtained a new 75-year master lease in 2013) and Class-A office and retail space at 125 West 55th Street. The property at 400 Park Avenue has been the flagship for the firm, having attracted many of the top banks, private equity firms, and hedge funds as tenants, particularly after Waterman began an improvement program to renovate the entry, generators, and lighting within the building. In 2012 Waterman sold its interests in 130 Prince Street for $140 million, which it had purchased in 2007 for $112 million. In 2015 Waterman partnered with USAA Real Estate to buy a pair of garment district buildings near Penn Station for $118 million (142 West 36th Street and 234 West 39th Street).
