Robert Nelson started his eponymous investment and management firm in 1994 to capitalize on the connections he made while working for his father, a developer and property manager.

The Nelson Management Groups principals, including Nelson, and its affiliated companies have overseen more than 7,500 apartments during the last two decades-plus, handling just about every aspect of modern landlord duties, including maintenance, leasing and evictions.

The firms particular area of expertise is investing in and managing rent-stabilized apartmentsno small feat, given the more than 1 million in New Yorkand those within government-sanctioned affordable-housing programs. Nelson Management also handles legal and accounting aspects of multi-family management.

Its portfolio includes the 972-unit Lafayette Boynton in the Bronx, the 718-unit Atlantic Plaza Towers in Brooklyn and the 142-unit 410 Cathedral Parkway in Manhattan. The groups conversion of that last complex won particular praise for allowing once-state-subsidized tenants to become owners.
