    Shaul Kuba, co-founder of CIM Group, is known among his peers at being at the right place at the right time. He is regarded as one of the few real estate investors to have gotten in on the ground floor on West Hollywood's Third Street Promenade, and he has made a living buying up several distressed properties or buildings in default.

    Like his CIM co-founder Avi Shemesh, Kuba is a former Israeli soldier from outside of Tel Aviv. He formed Los Angeles-based landscaping business Dekel Development with Shemesh in the 1980s, which eventually became a developer of commercial and multifamily properties, and the co-founded CIM Group along with Richard Ressler in 1994.

    At CIM, like other real estate barons, Kuba has faced criticism. In 2009, Kuba and the other CIM principles faced a pay-for-play probe alleging improper payments to lobbyists, including Los Angeles former deputy mayor, in exchange for contracts with CalPERS and the California State Teachers Retirement System. But Kuba and the rest of CIM weathered the controversy and eventually secured more investments from the two pension funds.

    Kuba sits on CIM's Investment Committee, and heads the firm's development team.
