Looks can be deceiving. Case in point: 1080 Amsterdam, which has a relatively plain exterior but has boasted some of the highest rents in its neighborhood. Just on the doorstep to Columbia University, the 20-floor Morningside Heights building was built in 1932 and had been used by St. Lukes Hospital Center as housing for its staff.

In 2012 real estate investment firm Stonehenge Partners and SL Green Realty bought a 99-year lease on the building for $13 million, which allowed the hospital to keep the valuable real estate. The two firms then invested several millions more and two additional years, hiring Steven Kratchman Architects and Andres Escobar to redesign the interior and upgrade the elevator and electrical systems.

The result has so far paid off. The building, mainly comprised of studios and one-bedroom apartments, sold out quickly. And in 2014 the buildings penthouse set a record for the most expensive in Upper Manhattan, netting $10,500 a month and capping one of the steepest year-to-rent increases in any Manhattan neighborhood. ¾-NR
