The 49-story, 1,591,000-square-foot office tower at 1114 Avenue of the Americas is known colloquially as the Grace Building, after the chemicals conglomerate W.R. Grace, which commissioned its construction in the early 1970s. (W.R. Grace no longer has offices there.) It is considered one of the premier Class A commercial towers in Manhattan.

The property is owned and operated by a joint venture of the Swig Company, which developed it, and Brookfield, the Canadian giant that also controls, through its various subsidiaries, several other Manhattan properties, including the five-building Brookfield Place and the under-development Manhattan West project.

Some 42,000 square feet of the tower is given over to retail, while the rest is office and support-services space, including 65,000 square feet for parking. The typical Grace Building floorplate is 31,000 square feet.

The Grace Buildings tenants include law firm Cooley LLP, executive-search firm Heidrick & Struggles, and Sybase, a subsidiary of software giant SAP. Office rents in the building can start in the $90s per square foot and the tower is likely one of a handful in Midtown that command in the $100s a foot. Retail tenants include Bluestone Lane Coffee and STK steakhouse.

Duncan McCuaig handles office leasing at the building; and Edward Hogan, also of Brookfield, handles retail deals. Skidmore, Owings & Merrill designed the Grace Building and it was built in 1971, and has been renovated at various points, including a $34 million upgrade of the lobbies and elevators that was finished in 2014.
