The Americas Tower stretches along the entire blockfront of Avenue of the Americas between 45th Street and 46th Street. The 48-story, 975,000-square-foot tower was completed in 1992 and renovated in 2012. Tenants include Aviva Investors America, which in late 2014 took almost 12,000 square feet with an asking rent of $80 per square foot, as well as law firm Kramer Levin Naftalis & Frankel, and Bank Hapoalim.
A real estate fund managed by UBS Global Asset Management agreed in late 2014 to buy a minority stake in the property from owners Silverstein Properties and the California State Teachers Retirement System for an undisclosed amount. Silverstein and CalSTRS bought the building from the Paramount Group in 2007 for roughly $1 billion. At the time of the UBS deal, the landlords were also seeking a $360 million loan to restructure the mix of debt and equity. -NE
