The 40-story, 1.8 million-square-foot office tower at 120 Broadway was the largest office building on Earth when it was finished in 1915. Originally built for, and by, the Equitable Life Insurance Company, it was acquired Silverstein Properties, a major private landlord in New York in 1980.

Silverstein set about on a $30 million upgrade to 120 Broadway (which is sometimes still called the Equitable Building), restoring the shine to its Neoclassical features and upgrading its mechanics. The changes made 120 Broadway a solidly Class A building, one Silverstein still controls.

Tenants include the city Planning Department, the YMCA Retirement Fund and the World Trade Centers Association. Architecture firms Handel Architects, Beyer Binder Belle and Boddewyn Gaynor Architects also rent in the tower. Asking rents start in the $40s a square foot.

Designed Earnest Graham, 120 Broadway caused quite the controversy when it was built. Simply put, the tower cast a long shadowspanning some seven acres, depending on the time of dayenough to spur vociferous opposition. Its said that this controversy in turned spurred New York Citys modern zoning laws, especially the ones requiring skyscrapers to have shadow-mitigating setbacks.
