The 34-story, 609,000-square-foot office building at 120 Wall Street opened in 1930 as the only high-rise building on the East River in downtown Manhattan. Its 399 feet and was originally anchored by the American Sugar Refining Company.

Silverstein Properties, one New Yorks biggest private landlords, acquired 120 Wall Street in 1980. In 1992, Silverstein partnered with the citys Economic Development Corp. to create New York's first and only center for nonprofits at the building, offering them low-cost space and thereby ensuring leasing opportunities in what has become one of the nations most expensive office submarkets.

In 2013, Silverstein upgraded much of 120 Walls mechanics as well as its lobby and faade.

The tenant roster in the building, not surprisingly, contains a slew of nonprofits, including American Institute of Chemical Engineers, AFS-USA, the National Urban League, Freedom House and the Childrens Tumor Foundation. Rents start in the $30s a square foot. ¾-TA
