The 40-floor, 525,825-square-foot Class A office building at 1330 Avenue of the Americas was one of the biggest trophies of the last real estate boom in New York.

Developer Harry Macklowe lost the tower following the downturn in 2007 and 2008, after he could not pay off a $7 billion loan he had taken out to buy a collection of seven other buildings. A partnership led by RXR Realty, one of the most active privately held real estate firms in the New York City area, swooped in and bought it in 2010 for about $400 million. It was seen then as a bet on New Yorks recovery.

The bet appears to have paid off, in part because of a $30 million renovation in 2007, before RXR took over. Most of the tower, also known as 1330 Sixth Avenue, was leased up as of mid-spring 2015, with under 100,000 square feet then available. Asking rents range from the low $90s to the low $100s a square footabove average by Manhattan standards.

Tenants include investment firm Artisan Partners, investment bank GCA Savvian and furniture designer Knoll Inc.

Emery Roth & Sons designed the tower, which was built in 1965. ¾-TA
