    The Marriott Marquis Hotel building contains 45,000 square feet of retail space leased by Vornado Realty Trust, as well as the areas largest and most expensive digital billboard, a six-story, block-long screen that was first lit up in late 2014. The billboard rents for more than $2.5 million a month. The building is located between 45th and 46th Streets in Times Square, which draws 39 million tourists a year.
    Vornado signed a 20-year lease for the retail property in August, 2012, agreeing to spend as much as $140 million to expand the space, convert the underground parking lot into retail and create the LED sign. The lease gives Vornado the option to buy the space for a price to be determined by the its future cash flows.
