Two Brookfield Place is a 44-story, 2,661,000-square-foot office and retail tower in Lower Manhattan that often goes by its address of 225 Liberty Street. It was known as 2 World Financial Center until a name-change in 2014.

The tower is owned and operated by Brookfield, the Canadian giant that also controls, through its various subsidiaries, several other Manhattan properties, including 45 Park Avenue, 300 Madison Avenue and the under-development Manhattan West project.

Some 35,000 square feet of the tower is given over to retail space, with the rest office and support space, including 195,000 square feet of parking. Its typical floorplate is 40,000 to 105,000 rentable square feet. Its office rents run typically into the $60s a square foot.

Tenants at 2 Brookfield Place include Time Inc., which signed a 700,000-square-foot deal in May 2014 to relocate from the Time & Life Building in Midtown. Bank of New York Mellon inked a deal in June 2014 to take 350,000 square feet for its headquarters. That includes space at Brookfield Place that Merrill Lynch vacated at the end of 2013 when its lease ran out.

David Cheikin of Brookfield handles office leasing at the tower; and Edward Hogan, also of Brookfield, handles retail deals. One Brookfield Place was designed by Cesar Pelli & Associates and built in 1987.
