2 Rector Street is a 465,000-square-foot, 26-story office tower in Lower Manhattan. In June 2013, Kushner Companies, a family-owned real estate developer and landlord, and CIM Group bought the building, located adjacent to the World Trade Center, for $140 million from Stellar Management and Savanna Real Estate Fund. Tenants at the property include Daniel Libeskind and Bank of America Merrill Lynch. The tower has frontage along the full block on Rector Street between Trinity Place and Greenwich Street. Stellar acquired 2 Rector Street in 1997, but by 2010 faced a $110 million foreclosure suit from Bank of America. A year earlier, in 2009, the property lost its largest tenant, New York City Department of Transportation (NYCDOT), which had leased 17 percent of the space. In a three-step bailout of Stellar, Savana eventually acquired a majority stake and control of the building in 2012. At first, in 2007, Savanna acquired part of 2 Rector Streets first mortgage at a discount. Then in August 2010, Savanna increased its stake in the building when it provided a $10 million mezzanine loan to fund a re-tenanting.
