The 443,000-square-foot office building at 20 Jay Street in Brooklyn is one of the signature properties of the Dumbo neighborhood. Developer and landlord Two Trees Management created the enclave down under the Manhattan Bridge overpass pretty much from scratch.

Fifty-five Washington Street reflects the companys ethos for the neighborhood: Its been fixed up and modernized, and squarely aimed toward up-and-coming companies, especially tech firms (think ample bike storage and the latest in Internet infrastructure). The building, in fact, includes an incubator for tech firms through NYU-Polytechnic, offering tenants heavily subsidized rents on their space.

Also, tenants can take advantage of certain government-sponsored relocation benefits to reduce their rents by as much as $15 a square foot. Those tenants Brooklyn Foundry, Big Duck, Red Antler, the New York Foundation for the Arts, POV American Documentary, the Freelancers Union and the DUMBO Improvement District.
