200 Water Street is a 354-foot, 32-story apartment high-rise in Manhattans Financial District. Designed by Emery Roth & Sons, it was constructed in 1971, and underwent significant renovations in 1988 to convert what was then office space into dormitories for NYU students. The buildings owner is Rockrose Development, a real estate development and management firm in New York. Rockrose completed converting the building into luxury rental apartments in 2009. The tower today contains 576 residential rental units in 541,000 square feet of space, and has several thousand square feet of retail space on the ground floor.
As of 2015, the average effective rent for a one-bedroom apartment at 200 Water Street is $3,456 a month. Two-bedroom units list for as high as $5,400. Retail tenants include Duane Reade (3,000 square feet), Broad Street Check Cashing (1,000 square feet), and Plaza Deli (1,000 square feet).
