    21-81 38th Street is a 4-story walk-up building at the corner of Ditmars Boulevard in Astoria, Queens, built in 1927 that contains 24 residential units and five commercial units. Kushner Companies, a family-owned real estate developer and landlord, acquired it as part of a mixed-use portfolio, along with three others, for $51 million in January 2015 from RockFarmer Capital, an affiliate of Queens-based Douglaston Realty Management. The portfolio included 143 residential units and 11 commercial units. RockFarmer bought the properties in a joint venture with Rye, N.Y.-based CapRok Real Estate for $32 million in 2013, renovated the buildings and converted some one-bedroom apartments into small two-bedroom units.

    The buildings were part of a 14-building portfolio sold by Dermot Property Associates for $190.5 million. The other buildings in the portfolio are 21-80 38th Street 35, with residential units and six commercial units, 23-05 30th Avenue, with 42 residential units, and 23-15 30th Avenue, with 42 residential units.
