225 West 57th Street, also known as 217 West 57th Street, is the site of the planned Central Park Tower, a mixed-use, 88-story, 233-unit residential condominium and hotel hybrid being developed by Extell Development. The site, which also uses the 1780 Broadway address, contains a landmarked 12-story building. Extell has agreed to preserve the facade of the Gilded Age building, incorporating it into its glass-and-steel skyscraper, which at 1,550 feet could be the tallest residential building in the world. The skyscraper, designed by architects Adrian Smith and Gordon Gill, is scheduled for completion in 2019 and will house the city's first Nordstrom department store (it was formerly known as Nordstrom Tower). Extell plans to locate a hotel on floors seven through 12. Nordstrom customers will enter on 57th Street, while residents will enter on 58th Street.

Nonetheless, Extell’s Gary Barnett is banking on the fact that there’s one more round of luxury sales to capture with his 179-unit Central Park Tower at 217 West 57th Street...

The 95-story tower at 217 West 57th Street will be the city’s tallest residential building at 1,550 feet, the only one with its own ballroom and the first to list a staggering 20 units at $60 million or above...

But all the big-ticket office building loans can’t mask the near-absence of condo construction financing. Banks retreated from ground-up residential lending in 2016 amid fears of oversupply in the high-end condo market. Extell Development’s Central Park Tower, for example, could have conceivably made this ranking, but Gary Barnett hasn't been able to land the $900 million construction loan he desires to build the 88-story tower at 217 West 57th Street...
