229 Chrystie Street, also known as Avalon Chrystie Place is a mixed-use building containing 80 percent market-rate rental apartments, 20 percent low-income apartments, and 72,329 square feet of retail space. Whole Foods Market, Inc., the supermarket chain specializing in natural and organic foods, has leased the retail space through 2028. The 14-story complex, which also borders on Houston and The Bowery and opened in 2005, was built on what is known as the Cooper Square Urban Renewal Area, a former blighted site. AvalonBay Communities, a real estate investment trust (REIT) based in Arlington, Va., developed the project with institutional partners, as well as Phipps Houses, a not-for-profit developer, owner, and manager of affordable housing in New York City, and Williams Jackson Ewing, a retail consultancy. Miami-based architecture and urban planning firm Arquitectonica designed it. In August 2008, The Justice Department sued AvalonBay Communities, accusing it of failing to provide disabled people with sufficient access at the rental building. In September 2014, Ashkenazy Acquisition, a New York City-based firm that invests in retail and office real estate, bought the complex for $400 million from the AvalonBay-led investor group. The deal marked Ashkenazys first venture into residential real estate in the city. As part of the developers deal with the city, the building includes a 40,000 square foot community center and gym jointly operated by the Chinatown YMCA and University Settlement. MK
