The approximately 370,000-square-foot, 46-story office and retail building at 30 Broad Street in downtown Manhattan is perhaps best-known in New York real estate circles for the deal its owner is getting on the rent.

Gotham Realty Holdings bought the ground lease for 30 Broad from Murray Hill Properties in 2006 for $99 million. The ground lease, which runs through 2035, is owned by Solil Management, the company that manages the approximately $6 billion real estate empire amassed by the late Sol Goldman. Gotham pay Solil just $430,000 in rent annuallya fraction of the buildings estimated pre-tax net operating income of $8.7 million.

For its part, Gotham has been trying to sell the ground lease since mid-2014 for $168 million, or about $400 a square foot.

Tenants include healthcare business services firm Maximus, which has about 55,000 square feet, and shared-offices provider Jay Suites, which leases 16,000 square feet. The building, which was built in 1932, also once included the Manhattan offices of landlord and developer Shaya Boymelgreen. Gotham sued Boymelgreen in April 2012 for allegedly skipping out on $818,000 in rent after breaking a lease. ¾-TA
