400 West 63rd Street, also known as the Ashley, is a 209-unit residential rental building, erected in 2010 by Extell Development Company. The 24-story building, designed by Goldstein, Hill & West Architects, is one in a series of residential buildings being developed by Extell in partnership with the Carlyle Group on Riverside Boulevard. In 2005, Extell and Carlyle acquired three apartment buildings and a 20-acre tract of land on the waterfront between 59th and 65th Streets for $1.8 billion from Donald Trump and his Hong Kong-based joint venture partners. The Pennsylvania Rail Road yards formerly occupied the stretch of land, now dubbed Riverside South. Amenities at The Ashley include concierge services, a 40,000-square-foot gym, and a spa. In 2013, Calpers (California Public Employees Retirement System), acquired all the rental units in The Ashley, in a portfolio that also included the 136 rental units in The Aldyn next door, for $400 million.
