    The 760,000-square-foot Beaux Arts building at 620 Sixth Avenue did not seem like all that sure a thing when RXR Realty, a privately held real estate investment firm, bought control of it for more than $500 million in late 2011. The buildings Chelsea location all but insured lower rents than, say, Midtown, especially of its office space. Plus, more than a quarter of its office space was empty.

    RXR, however, through marketing moxie and continued capital improvements, has driven some of the asking rents into the $70s a square foot. The building, meanwhile, claims a variety of technology and creative firms as office tenants as well as retailers such as T.J. Maxx, Marshalls and Bed Bath & Beyond.

    RXRs single biggest get for the building, also known as 620 Sixth Avenue, was the music-sharing service Spotify, which has expanded since 2012 into 123,000 square feet there, paying in the $70s a square foot.

    The building was developed in the mid-1890s, and made much use of the baroque cast-iron style of the time. Inside, some of its ceilings reach 17 feet and individual floor plates can run to 100,000 square feet. ¾-TA
