    622 Third Avenue is a 41-story commercial and office building, one of several owned by Cohen Brothers in Manhattans Grand Central District. The building, completed in 1974, has a 986,441 square foot gross floor area.

    The building, a;so known as Grand Central Plaza, was renovated in the early 2010s to the tune of about $5 million 2000 to make it LEED-certified. During the renovation, well-known architects Moed de Armas & Shannon updated the lobby with skylights and elegant light fixtures. The buildings outdoor plaza was also updated from its previous mid-70s design.

    622 Third Avenue is just steps from Grand Central Station, making it the ideal location for commuters as well as a hub for city subways.

    In 2012, Charles Cohen of Cohen Brothers told the New York Observer that he was seeing rents in the $50s to $60s per square foot for about 200,000 of the buildings roughly 900,000 square feet as leases were set to expire. Three Park Avenue will also get a lobby facelift, whereas a more significant upgrade is taking place at 475 Park Avenue South, which is getting a faade replacement and a lobby renovation.
