The 33-story, 623,000-square-foot office tower at 75 Rockefeller Plaza was originally built in 1947 as the New York headquarters of Standard Oilas in J.D. Rockefellers original firm. It was also noteworthy for being for a time the tallest air-conditioned building in the city.

Standard Oil (also known as Esso) moved on, as did later tenants Time-Life and Time Warner, and the tower went through changes of ownership, landing with Mohammed Al-Fayed. He sold a 99-year lease to the tower in late 2013 for $420 million to RXR Realty, a privately held real estate investment firm.

The lease started in 2014, with analysts saying that RXR would have to land new leases at $80 a square foot in rent to make their own lease work. To ensure those sorts of paying customers, RXR embarked in on a major repositioning of 75 Rockefeller, including restoring the limestone and metalwork of the faade of the Modernist tower and also upgrading its mechanical operations.¾ -TA
