    1991 Broadway is the site of a 7,150 square foot retail space located between 67th and 68th Streets, adjacent to the Apple store at Lincoln Center. It housed Ollie's Noodle Shop until 2013, when the restaurant closed following a fire. Ashkenazy Acquisition, a New York City-based firm that invests in retail and office real estate, purchased the retail condominium, originally marketed at $39.5 million, for $22 million, in January 2014 from Manhattan-based Small Fish Corp. Ashkenazy had agreed to buy the space for $28 million in March 2013, but got the price reduction as a result of a legal settlement.

    Ashkenazy sued Small Fish in April 2013 for allegedly withholding information that the city-owned public interior atrium inside the building had use restrictions. At issue was the fact that homeless people use the atrium as a sleeping space, depressing the attractiveness of the adjacent retail space. The retail condo totals 7,500 square feet, including 3,000 square feet on the ground floor; 2,000 square feet on the mezzanine level; and 2,500 square feet in the basement.
