    Fort Tryon Gardens, located at 4525 Broadway and 245-303 Bennett Avenue in Hudson Heights in upper Manhattan, is 350-unit cooperative apartment building complex. Developer and landlord David Bistricer acquired the property in partnership with his parents Moric and Elsa, in 1982 for an estimated $4 million, based on the $3.1 million mortgage. Some of the apartments, in what is also known as Fort Tryon Apartments, overlook Fort Tryon Park and The Cloisters. The buildings, completed in 1951, are 8-stories high. In 1986, the Bisticers converted the complex into co-ops from rental buildings. It did not go smoothly. In 1994, then-New York Attorney General Oliver Koppell charged in a lawsuit that Moric, Elsa, and David failed to inform buyers about financial aspects of the sale of the co-op. The Attorney Generals office fielded complaints against Bistricer again in 1989 from Fort Tryon tenant shareholders who alleged David Bistricer used corporate funds for work on his familys personal apartments and failed to permit shareholder participation in the running of the co-op. ¾-MK
