    The 185-room hotel at 2 Lexington Avenue opened in 1925 and boasts a distinguished history: Its built on the site where novelist Edith Wharton was born, played host to Humphrey Bogart's wedding, and was home to the young John F. Kennedy and his family. Babe Ruth was regular at the bar, and stars including Bob Dylan and U2 have passed through its doors. Guest amenities include a key to the private Gramercy Park.

    Aby Rosen and Michael Fuchss RFR Realty, along with developer Ian Schrager, led a $200 million gut renovation of the hotel in 2006. Four years later, the owners defaulted on a $140 million loan from Union Labor Life. Rosen and Fuchs fell out with Schrager, buying out his stake for a reported $20 million; he later sued them to seek repayment of a $1.15 million loan. Rosen and Fuchs put the 18-story hotel, valued at $260 million, on the market in late 2014. Eastdil Secured is marketing the property. ¾-NE
