Gramercy
New York, NY 10003
Residential, Sales, Condo, Multifamily

Gramercy is a neighborhood in lower Manhattan that surrounds a park of the same name. The neighborhood is bounded by Park Avenue South, Third Avenue, East 22nd Street, and East 18th Street. Gramercy Park is one of only to private parks in New York City. Only people who live in the 39 residential buildings around the park and who pay an annual fee get keys that give them access to the walled park behind a locked gate. The neighborhoodÍs residential buildings are brownstones, converted carriage houses, and cooperative apartment buildings, including two of the cityÍs oldest. These are 34 and 36 Gramercy Park East. Newer developments include Gramercy 19, an eight-unit condominium completed in 2009 at 19 East 18th Street and the Gramercy Starck, a 207-unit condo conversion finished in 2008 at the edge of the neighborhood on East 23rd Street. The boutique Gramercy Park Hotel, renovated by Ian Schrager with interiors designed by Julian Schnabel, is located at 2 Lexington Avenue. _TA

The project with the most units was once again in the Bronx, however, where Monadnock Development applied to build one of the Compass Residences buildings, which will include 185 units at 1905 West Farms Road. The full 10-building development is considered to be the largest in Bronx history, and will eventually include 1,300 affordable apartments. Last year’s top sale â€' the record-breaking $100.5 million penthouse at Extell Development’s One57 â€' was eclipsed on the listings side by a $118 million three-unit combination unit at the Ritz-Carlton in Battery Park City. In 2013, there was a similar gap between the priciest sale of the year and the priciest listing. The $42 million penthouse sale at 18 Gramercy Park South was a stunning 58 percent less expensive than the $100 million penthouse listed at CitySpire...

Toll is also becoming something of an expert in the neighborhood, with four projects in the immediate area. To the east, it has a 99-unit condo under construction at 400 Park Avenue South â€' where the average price per foot is expected to be $2,576, information filed with the New York State Attorney General’s office showed. And a few blocks farther into Gramercy, it has sold more than half the units in an 82-unit condo, at 160 East 22nd Street...

That rental activity, sources say, is tied to the recent action in the high-end sales market, where record deals include last month’s closing of the $50.9 million sale of the penthouse at Walker Tower, and last year’s $42 million condominium purchase at 18 Gramercy Park by Houston Rockets owner Leslie Alexander...

Indeed, 2013’s top five Manhattan residential deals totaled $162.13 million, a 47 percent drop from 2012’s $306.5 million.
