The Lower East Side is a neighborhood in lower Manhattan, bounded by Canal Street, Houston Street, the Bowery, and the East River. Like other neighborhoods in the city, it has undergone successive transformations, from a colonial-era farm, to a working-class district where immigrants lived in tenement buildings, into a hub of nightlife, music, and art, and finally, into an enclave for wealthy New Yorkers. As of 2015, high-end boutiques, restaurants, hotels, and residential condominiums were in the process of transforming the character of the Lower East Side. Real estate developments in the neighborhood have included the 21-story Hotel on Rivington and the 16-story Blue residential condominium on Norfolk Street. A large mix-used development, Essex Crossing, was under construction on the Lower East Side. BFC Partners, L+M Development Partners, and Taconic Investment Partners are the developers of the planned nine-building complex, with construction of 1,000 residential units, 250,000 square feet of office space, and 600,000 square feet of retail expected to last through 2024. -GB
