The 418,612-square-foot commercial and residential building at 150 East 86th Street on Manhattans Upper East Side is perhaps best-known as the location of both clothing retailer H&M and bookseller Barnes & Noble, which opened its New York flagship there in June 2009.

It also houses 118 residential units, almost all of them condosand larger ones at that: some have that rare Manhattan distinction of at least five bedrooms. The residential portion of the building is known as the Lucida. Extell Development constructed it; and the entire building, including its retail space, opened in 2009. (The Lucidas two addresses are 151 East 85th Street and 1269 Lexington Avenue.)

The Lucidas condos were asking between $2.5 million and $10 million when they debuted shortly after the real estate crash of 2008. The ground-floor retail space runs to several hundred dollars a square foot annually. Cook + Fox designed the building.

In late 2010, Vornado Realty Trust paid Extell about $165 million for 150,000 square feet of retail space, including that containing the Barnes & Noble and the H&M, as well as two dozen apartments in the building.

The land deed for 150 East 86th Street is owned by Solil Management, the company that manages the approximately $6 billion real estate empire amassed by the late Sol Goldman. ¾-TA
