The average monthly maintenance fees at Manhattan’s co-ops have increased by 30 percent over the last five years, compared to a 9 percent rise in the prior five-year period. That’s according to an analysis of Miller Samuel residential sales data. For condos, common charges and real estate taxes have increased by 38 percent over the past five years, compared to 27 percent over the previous five years. The old gauge of $1 per square foot has been obliterated: at doorman buildings, monthly fees average $1.37 per square foot, while non-doorman buildings average $1.22 per square foot. The costs of insurance, real estate taxes, insurance, fuel, water and paying staff have all gone up.
