A 10-story mixed-use building is being planned for 119 Orchard Street, according to Department of Building permit filings spotted by Curbed. A 40-unit boutique hotel had once been on tap for the Lower East Side site, which has been vacant since the building was demolished in 2010.

The paperwork by AM/PM Design & Consulting calls for a building with residences and hotel rooms as well as an “eating and drinking establishment and community facility.”

The size and structure of the building — 10 floors, a cellar and a sub-cellar — are the same as the hotel except there would be fewer hotel rooms and residences and the first floor would have an “ambulatory diagnostic or treatment healthcare facility.”

A bar and a restaurant would be houses in the cellar and the sub-cellar, floors two through five would have four hotel rooms each and floors six through eight each would have one apartment, according to the plans. The two top floors are slated to house a duplex penthouse. [Curbed] —Christopher Cameron
