Trinity Church to construct another Hudson Square office tower

Another new office building is going up in the Hudson Square neighborhood in Lower Manhattan, which has been undergoing a commercial revitalization.

Trinity Real Estate filed an application for a 19-story, 252-foot-tall tower at 561 Greenwich Street, according to the Buildings Department filing from Friday.

The nearly 260,000-square-foot project will mostly be offices with retail on the first level, according to the application. There also will be terraces on four levels of the building. An application was filed in April to knock down a one-story building there.

Trinity’s Sujohn Sarkar and the architectural firm of record, COOKFOX Architects, did not immediately respond to requests for comment.

Trinity Church, an Episcopal parish, has a significant presence in Lower Manhattan, where it owns some 14 acres. Trinity partnered with Norges Bank Investment Management in 2015 to revamp 11 office buildings spanning 4.9 million square feet in Hudson Square. (The Greenwich site, used for parking, is not on the list of properties involved in the joint venture.) Hines is the portfolio’s operating partner.

Other companies have been drawn to the neighborhood. Google has pledged to invest $1 billion in a new campus in the area and lease space at 315 Hudson Square.

Disney also is constructing a 19-story complex nearby at 4 Hudson Square. The media conglomerate acquired the development site from Trinity Church in 2018 for $650 million.
