New home in Hillsborough aims for local record with $40M asking price

Partially finished home bought in 2023 for $7.5M, completed over past year

A newly completed Hillsborough estate is testing the Peninsula’s luxury market with a nearly $40 million price tag, offering the kind of oversized lot and custom construction more commonly associated with neighboring Atherton.

The eight-bedroom, 13-bathroom home at 455 Pinehill Road is for sale for $39.9 million, Silicon Valley Business Journal reported. The manse sits on a 2.5-acre lot with unobstructed views of the San Francisco Bay and surrounding canyons and was designed by MAK Studio Architects. 

The current owners, former real estate investor Kay Han and her husband, acquired the partially completed home in 2023 for $7.5 million and finished construction over the past year. They poured millions into the home to finish it, nearly doubling the original development cost while adding features that were not part of the initial plans, including a 1,600-bottle wine cellar, golf simulator and upstairs kitchenette, Han told the Business Journal. 

Other amenities on site include a commercial-grade kitchen and separate butler’s kitchen, a two-tier theater with 4K laser projection, a full-size gym, a 50-foot pool and spa, a fire pit terrace, an expansive lawn and a 10-hole putting green complete with pitching area and sand trap.

Despite moving into the home only in December, the owners decided to sell after the birth of their child. Han said childproofing the residence would compromise the minimalist aesthetic they spent years creating.

Luxury estates in Hillsborough have come to market in recent months that rival the numbers often seen for trophy properties in Atherton. 

In March, the former 11-bedroom home of Bing Crosby came to market at $29 million. Crosby’s family sold the property at 1200 Jackling Drive a year ago for $25 million; its current owners executed $3 million in renovations before listing the flip for sale. Late last year, Villa del Verano, a 12.8-acre estate at 3000 Ralston Avenue owned by private equity investor Ted Kruttschnitt and his wife Alexia, was listed for $88 million

The current sale price record in Hillsborough was set in 2022 by a home formerly owned by Elon Musk, trading for $35 million. The newly listed Pinehill Road estate would eclipse that figure if it fetches anything close to its asking price.
