Oakland’s Telegraph Avenue may get eight-story apartment building

Oakland’s Northgate-Waverly neighborhood may soon get a new 225-unit mixed-use apartment building that includes a portion earmarked for affordable housing.

Junction Properties filed a pre-application to build the eight-story structure at 2600 Telegraph Avenue, San Francisco YIMBY reported. Designed by BAR Architects, it would replace a low-rise building and a parking lot.

Of a total 255,200 square feet, 228,000 will be residential, 6,040 will be retail and the remaining 21,160 will be a 165-car parking garage with “mechanized parking stackers.”

A state density program gives the project 27.5 percent more residential units than the 176 for which the lot is zoned. There will be 15 units set aside for “very low income” tenants. It will include 36 studios, 113 one-bedrooms, 56 two-bedrooms and 20 three-bedrooms.

Amenities will include a rooftop deck and storage for 69 bicycles.The exterior will use stucco, concrete, corrugated metal and dark bricks. Plans show a “wave wall” along the residential floors and a design that emphasizes corners.

The landscaping, designed by Groundworks Office, will feature a mix of succulents and low-water and native plants. London Plane and Maidenhair trees will also be planted to provide shade.

A commercial building must be demolished to make room for the new project, which is within walking distance of shops, a grocery store and mass-transit stops.
