Big brewpub up for grabs in Mission District

Among largest restaurant spaces available in San Francisco at 7K sf

A 7,000-square-foot brewpub has hit the market in the Mission District, making it one of the largest restaurant spaces available in San Francisco.

The owners of Lupulandia Brewing at 2243 Mission St. are seeking someone to take over their lease, which runs through 2029, at a negotiable monthly rate, the San Francisco Business Times reported. The asking price of the leasehold is $395,000.

Lupulandia Brewing, a Tijuana-inspired brewpub founded by Anthony LaVia and business partners Oso and Pablo Campos, opened in December 2019, a few months prior to the citywide shutdown for the pandemic.

Lupulandia, which remained closed for most of this year, began courting potential buyers in late February.

The brewpub, located two blocks from the 16th Street BART station, can seat about 100 guests – 70 inside, 30 outdoors – and includes an outdoor patio and potential for future rooftop dining.

Lupulandia submitted plans in 2019 for a 374-square-foot mezzanine terrace space with sound screens and planter boxes, but withdrew its application last month, according to city records.

The sale of brewpub assets includes a kitchen with a Type 1 hood, brewery equipment, two bars with a total of 20 taps and a parklet. It also includes a Type 75 “brewpub-restaurant” liquor license, which allows minors on premises as well as hard liquor service as long as the business sells some of the beer it brews onsite.

Graeme N. Cohen, the owner of the property, said he’s open to negotiate the rent and terms of the lease for a tenant who has a “proven concept” to bring to the space, according to the listing.

“The rent is really not bad for that much space in the Mission,” said Patrick Totah, the listing transaction agent at Restaurant Realty Co., representing the landlord. “It’s really about finding the right type of person who can take that space on.”
