DisplaySweet Transforms the Porto Montenegro Sales Gallery

DisplaySweet’s Marcus Skeggs and John Paige

In today’s tech-first world of luxury real estate sales, developers who are tied down to traditional sales galleries are being left in the dust. That’s why real estate developers from Florida to Australia are enlisting the help of DisplaySweet, the world’s leading presentation technology for new developments, to give agents the tools they need to present up-to-date information and shorten the deal cycle. TRD took a close look at one of DisplaySweet’s projects, the superyacht-based ultra-luxury Porto Montenegro development on the Adriatic Sea, to learn how this technology is bringing new development sales into the 21st Century.

Global Reach for a Global Clientele

Porto Montenegro is a unique project, a superyacht marina and collection of luxury residences aimed at the wealthiest buyers around the world. To achieve its sales goals and reach these high-net-worth individuals, the developer, Investment Corporation of Dubai, brought on DisplaySweet.

“They needed ways to tailor the sales presentation to different personas with different levels of understanding,” says John Paige, DisplaySweet’s co-founder and co-CEO. “Our platform allows them to do that.”

DisplaySweet created a flexible, immersive experience that seamlessly adapts from a macro-level regional overview to detailed 3D master plans. Within a photorealistic environment that conveys Porto Montenegro’s overall luxury, agents can highlight key amenities to build an emotional connection with buyers. The technology offers customized sales paths, allowing the developer to attract both global investors unfamiliar with Montenegro and local buyers exploring the development’s features.

In addition to the physical gallery, DisplaySweet’s robust digital tools allow salespeople around the world to present up-to-date information on an iPad or on a Zoom call. Once the call is over, the salesperson can send their lead a link with all that content for them to peruse on their own schedule.

“DisplaySweet provides a tailored, world-class sales experience that has noticeably accelerated our sales pace,” says Natasa Tomic, Residential Marketing Manager, Porto Montenegro, Investment Corporation of Dubai. “Their technology has redefined how we engage with clients, bridging geographical gaps and enabling strong sales results with discerning buyers around the globe.”

Giving Developers the Edge in Sales

DisplaySweet was founded in Australia and now works on projects around the world. The company opened its first U.S. office in New York City last year and is already working with some of the country’s biggest developers, including Hines, Silverstein Properties, Crescent Heights, GFO Investments, Endeavor, Lefferts, and Nortco.

“What sets us apart from others in this space is that this is all we do,” emphasizes Marcus Skeggs, Global Sales and Marketing Director at DisplaySweet. “We want to be the best at it, which is why we’ve been so successful for the last 11 years.”

As its presence in the U.S. grows, DisplaySweet is working on five projects in Miami, and is poised to debut the immersive sales gallery at GFO’s 14 Roc, a luxury condominium project in the heart of downtown.

“For us, it’s all about sales enablement,” says Skeggs. “How can we help our clients sell the development, build the development, and move on to the next one? That’s always our goal.”

Laser-Focused On Selling

Every feature on the DisplaySweet platform drives toward the singular goal of showing developments in the best possible light.

“Our whole platform is built around personalizing the sales journey and bringing transparency into the buyer experience,” explains Paige, who, along with Skeggs, presented at The Real Deal South Florida Forum last year.

This emphasis is clear in the many features DisplaySweet offers its clients on the backend. For example, because so much of DisplaySweet’s work is digital, they have extensive data on customer and agent behavior. Microsite property brochures keep this going even after a buyer leaves the sales gallery. As Skeggs explains, “Agents can use analytics to track when they’re opening the different properties, what they’re looking at, and how hot of a prospect they are.”

Developers know it’s critical that agents, both in the sales gallery and around the world, have up-to-date information. With DisplaySweet, they can make sure agents are telling the story correctly.

“Making sure they tell the right story of the development is so important and integral to getting the deal closed faster,” says Skeggs. “Our app allows the developer to control the conversation. Gone are the days of launching a project by sending out a DropBox link to 500 different channels.”

This focus on bringing the sales journey to life has taken the company from Australian startup to global leader in just over a decade.

“We’ve done over $90 billion of residential sales through the platform,” says Paige. “We’ve set over a hundred sales and leasing records around the world for our clients, as well as helping them win a lot of awards.”
