Jackson Street rental project resumes; will feature retail, overlook new park

The long-stalled development of a seven-story apartment project in downtown Dallas is finally back underway.

The development at 2200 Jackson Street has been on hold for years. Now it’s back underway, according to the Dallas Morning News. Originally part of the massive Staler Hotel development a block away, construction was completed on a six-level underground parking garage, but never got started on the apartments planned above it.

Work was completed on the garage in 2019, and the original plan by the developer, Centurion American, was to seek approval from the Dallas Landmark Commission to increase the size of the apartment building that would be constructed on top of the garage, for a total of nine stories of rental units.

“The primary purpose of the proposed modifications is to increase residential space,” according to the Landmark Commission agenda at the time.
“The second floor, originally designed to be an open-air garage, will be enclosed to become residential space. Two floors will be added to the upper story to increase the building height from seven to nine floors. In addition, the parking on the first-floor level will be slightly decreased to add more office/retail space.”

A combination of delays in city approvals, building permit issues, and the onset of the COVID-19 pandemic put the project on indefinite hold. It’s now in the hands of general contractor TriArc Construction.

TriArc is laboring to restart work on the 271,000 square-foot development at Harwood and Jackson streets and will add 246 luxury rental units on top of the garage structure alongside a new retail space, the publication reported.

The Jackson Street apartment project is just a block from the 20-story 300 Pearl tower, the latest addition to downtown Dallas’ east side. The Harwood park currently being built between the Jackson Street apartment and the nearby Farmers Market district is the last in a series of new downtown public spaces being developed by Parks for Downtown Dallas and the city.

The 2200 Jackson Street apartment and office high-rise will also be part of the 20-acre East Quarter redevelopment of the city.
