Development could join industrial boom at Passport Business Park

A new industrial development is planned for the DFW International Airport area.

Dallas-based developer Trammell Crow Company has proposed building a 1.7 million-square-foot project on 180 acres on the southern end of the airport, the Dallas Morning News reported. The DFW Airport board is set to vote this week on whether to approve a land lease for the Passport Park West development.

“The development planned for this site will be a long-term asset for cargo logistics providers,” the board agenda said. The land will be used “for warehouse, distribution, logistics, office and operations incidental thereto.”

The Passport Business Park spans almost 600 acres along Passport Boulevard, north of Airport Freeway in Dallas and Tarrant counties. Developers have built more than a dozen warehouses and distribution buildings totaling more than 9 million square feet near the airport over the last five years. Tenants include Heritage Auctions, Union Supply Group, Uline, AmeriPac and Legendzway Distribution.

Trammell Crow previously built more than 2 million square feet across four previous buildings in Passport Park that were sold to an affiliate of Realty Income Corp. in 2021.

Almost 67 million square feet of warehouse and distribution space was under construction in North Texas in October, marking a record for the region and topping the charts for industrial construction in metro areas throughout the United States.

Industrial building activity in North Texas has more than doubled since the start of the COVID-19 pandemic as online shopping and demand for consumer goods skyrocketed. The current volume of industrial construction in the Dallas/Fort Worth area is more than the space in all the high-rise buildings in downtown Dallas.

By the end of 2022, the region had almost 2 million square feet of buildings under construction, making it one of the country’s fastest growing warehouse and distribution markets.
