Bracha Group takes over sales at Windsor Park 

The West Side luxury condominium building Windsor Park may be hoping
that the third time is the charm.

The Bracha Group, a sales team at Prudential Douglas Elliman, was recently
tapped to be the exclusive broker for the 16 remaining apartments at
the 103-unit building at 100 West 58th Street at Sixth Avenue,
originally designed by Rosario Candela.

The Bracha Group replaced another Prudential Douglas Elliman broker,
Efraim Tessler, also a vice president. In 2006 Tessler took over for
the original exclusive sales agent, the Corcoran Sunshine Group, which
began marketing the building in 2004.

Gilad Azaria, a partner in the Bracha Group, said his group was
selected because of its experience selling to overseas buyers.

“They had a good response but didn’t have the right team to do the
closings,”  Azaria said. “A lot of people are foreign buyers.” He
added that his group had a good track record selling to them.

Tessler, who said he sold about 18 units in the building (his Elliman
Web page says he sold 24 apartments in the building and has two in
contract), said the parting was a mutual decision.

“I told them I have a lot on my plate and I recommended Gilad,” he said.

But old ties are hard to break, it seems. The Sunshine Group is still
listed on the building’s Web page as the exclusive agent.

The 1926 building, a former hotel once operated by Leona Helmsley, was
converted by developers Yitzchak Tessler, father of Tessler the broker, and Meyer Chetrit into a condominium in 2006. The interior of the studio, one-, two- and three-bedroom building was redesigned by architect Gwathmey Siegel.
