Space at 120 Park Ave. up for lease

The Altria Group’s former headquarters at 120 Park Avenue has 440,000 square feet up for rent. Brokers say annual rents range from $110 to $120 per square foot for space up through the 21st floor, and $130 to $150 a square foot for the former Altria executive suites on the 22nd to 26th floors. Altria sold the building for $525 million in March, and then leased back the fifth through eighth floors. The building has an executive parking garage four levels below ground with 15 private spaces, and three other lower levels that were used by Altria as a cafeteria, mail room and copy center. Offices on the 22nd floor have sliding glass doors to balconies that wrap around three sides of the building.
