Buying an office condo is a good investment, experts say

experts say buying office space as opposed to renting may be a good
investment during the downturn, especially for businesses that have
large capital improvements up front. Experts say to invest that money
in a rental could leave a commercial tenant vulnerable since the
landlord knows moving would be difficult and could raise the rent.
Robert Freedman of FirstService Williams told NY1 that now is a good
time to invest in office space. “Office condominiums are more readily
financeable because, in effect, you are leasing it back from yourself,
so the banks know there is no lease uprisk, with respect to the
commercial unit, and you can obtain more favorable terms and
conditions,” Freedman said.
