Little Italy site hits the market for $5M

Two mixed-use Little Italy buildings, one of which contains the ground-floor restaurant space recently vacated by Focolare Bar and Bistro, are up for grabs for the first time in more than five decades, according to Eastern Consolidated, which is marketing the 115 Mulberry Street site. The first, street front building is a four-story mixed-use property, while the second, rear building (accessible from the street through the first one) contains the restaurant space on the ground floor and 13 rent-stabilized apartments above it. Brokers David Schectman and Max Bryce are asking $5 million for the combined 8,422 square feet of space. “In addition to being able to raise residential rents when leases expire, the new owner could install a restaurateur in the rear building,” Schectman said.
